Make sure you are ready to change all the passwords to stuff that you share that is yours (change personal email passwords, netflix that you pay for, bank accounts she has access to) and make sure you are ready to cut her off from shared credit cards, etc. It is her home, so yes, you should leave. You don't need to leave right away, but start looking for a place and maybe part of the deal can be that you don't pay rent/she pays you back rent for this month (if you were paying) to help you find a place. I would tell her the night before the race, because I am an AH too. That way, she gets no sleep before the race. If you wait until right before, she might not see the message, but if you tell her the night before “I know what you did, we are over” she will spend a bunch of time calling you and freaking out about how you are in “her” home while she is away and has no idea what you are doing. So she will be up all night panicking and certainly won't be in good shape for her race.
